Start-up dental clinic in Austin, Texas
Shortly after graduating from Texas A&M Baylor College of Dentistry, Dr. Andres (Andy) Arismendi ventured to achieve his practice goal of starting up a dental clinic in Austin. He turned to the TDA Perks Program for resources and a list of options of preferred vendor partners.

The site was a proposed development on a farm-to-market road scheduled to connect South Austin, Buda, and Kyle to Interstate 35.
The office is diagonal to Seton Southwest Hospital and medical professional offices, and neighbors several dense master-planned residential communities, including Circle C Ranch. Patients can easily access Canvas Dental on this major roadway with minimal retail and familiar medical environment.

Dr. Arismendi leaned on our brokerage and project management team to exclusively represent his interests throughout negotiating the lease, bidding and selecting vendors, and the construction process.
During the planning phase, our team identified inconsistencies in the landlord’s CAD files. As a first-time building owner, the landlord had correctly depicted the suite’s square footage to be smaller than the lease indicated and the demising wall was located in the middle of a window.
Our team worked closely with the landlord and architect to correct the square footage, relocate the demising wall, and address additional construction ambiguities.
Due to these delays, we negotiated additional free rent on behalf of Dr. Arismendi.
Our project management team bid several general contractors, analyzed the responses, clarified bid assumptions, compared apples-to-apples, and negotiated pricing to achieve savings of $165,000.
Additionally, we worked with Dr. Arismendi’s construction and design team to quickly gather and compile the required documents to recapture the TI allowance.
