Central Texas is experiencing tremendous growth, particularly the areas of Cibolo and Schertz, located about 20 minutes northeast of San Antonio.
Several factors contribute to the high family growth in this area, including jobs, available housing, and strong independent school districts. Over the last few years, several corporations have invested in the area, such as Sysco’s new distribution center, which provides over 600 jobs. Additionally, an oilfield services firm recently announced the development of a district office, which will house over 500 employees. More companies, including Kalmar RT Center, Amazon.com, Caterpillar, Fiber Art Air Craft, and Flare Ignitors Pipeline & Refinery, have all started to share interest in the region.
Because of the growing interest, and with the added stock-value of Walmart and H-E-B, neighborhoods such as Turning Stone, Riata, and Scenic Hills are seeing significant growth. As of late 2012, there were over 1,000 new residential permits issued, a number that has increased through the end 2013. In these areas, median household incomes now range from $70,000-$94,000, compared to $48,699 for the San Antonio and New Braunfels market.
As of year-end 2013, there were 19 properties proposed for development in the Cibolo/Schertz area, half of which were being marketed as medical use projects. With the exponential expansion, rapid job growth, and residential increase, these areas needed doctors. Both cities made great partners for the companies and physician groups who choose to operate within the dynamic market.
The cities of Cibolo and Schertz are now, obviously, pro-business. Companies are not required to employ 500 people or build a 100,000 square-foot facility to qualify for city incentives or tax abatements. The real estate market for the area is still prime and open for more businesses to take part in joining this now lucrative region.
